Valuation

The process of evaluating a real estate investment usually has a standardized path, meant to be implemented by an accredited expert evaluator. The difference between any other expert evaluator and a Conadi one lies in the ability to solve difficult plights, therefore, the technical expertise of our team prevails.

The real estate valuation process is completed by drawing up a valuation report containing the instructions for the valuation process, the valuation basis – the type of value, the purpose of the valuation and the results of the analysis that led to the opinion on the value.

Management

The differentiating factor of the Conadi PM & FM team lies in the ability to offer wide spectrum solutions, covering every challenge arising in the management of a complex building. The final stake is the metamorphosis of the building into an ever-in-balance ecosystem that offers great experiences of using the space at the lowest possible costs.

For the optimal operation of the building, our team is responsible for the maintenance, repair, testing and inspection of the equipment related to the property. We perform periodic technical revisions on HVAC (thermal power plants, chillers, splits, air curtains), we coordinate the repairs and installation of HVAC equipment and pumps, we offer preventive, predictive and corrective technical maintenance.

We propose and implement intelligent solutions to increase energy efficiency by conducting an initial assessment on the potential for reducing energy consumption continuing with monitoring energy consumption, optimization of equipment operating programs, analysis and proposal of changes of the technical parameters of the equipment, and offering a complete solution for energy efficiency, technical evaluation, technical solution, feasibility, financing, implementation, maintenance.

We offer professional maintenance services for the building’s electrical systems by performing periodic technical revisions of generating sets, low current systems, electrical panels, revisions of the transformation stations, of the grounding installations and replacement of defective equipment and repairs (panel components, lighting systems, pumps, automation)

We offer maintenance services for sanitary installations through revisions of the pump station, the sewer system, the extinguishing system overhauls and the hydrophore station overhauls.

Descrierea jobului

Candidatul Ideal va trebui să se regăsească în descrierea de mai jos:

· Persoană cu spirit antreprenorial bine conturat, capabil să abordeze provocările din domeniul imobiliar și să găsească soluțiile potrivite;

· Persoană cu dorință de cunoaștere și deschis la învățare continuă;

· Experiență de minim 6 luni în Real Estate constituie avantaj dar nu este un criteriu obligatoriu. Oferim oportunități egale pentru cei cu potențial și entuziasm.

· Abilități de prioritizare a sarcinilor, de comunicare, de negociere și persuasiune;

· Persoană dinamică, sociabilă, adaptabilă, cu inițiativă, loială, serioasă, rezistentă la stres și capabilă să gestioneze situațiile neprevăzute cu profesionalism;

· Persoană implicată, hotărâtă, motivată de reușite financiare și orientată către rezultat;

· Spirit de observație, capacitate de înțelegere, capabil de a veni cu propuneri și soluții punctuale;

· Studii superioare finalizate sau în curs de finalizare (profil economic, juridic, arhitectura sau construcții – constituie avantaj);

· Nivel avansat în utilizarea aplicațiilor tip MS Office (Word, Excel, Outlook);

· Cunoașterea la nivel scris/conversațional a cel puțin unei limbi străine (de preferat Limba Engleză);

· Permis de conducere categoria B.

 

Cerințele Postului:

· Prospectarea pieței imobiliare și identificarea de proprietăți;

· Administrarea şi dezvoltarea portofoliului de clienţi;

· Evaluarea corectă a cererilor clienţilor şi întocmirea de oferte;

· Discută cu proprietarii pentru a identifica caracteristicile proprietății și condițiile de vânzare/închiriere;

· Vizionarea proprietăţilor în vederea obținerii informaţiilor complete şi promovarea imobilelor;

· Planificarea activitătii de vânzare şi a celorlalte activităţi implicite;

· Pregăteşte documentele necesare tranzacţiei, se implică activ şi urmăreşte finalizarea acesteia;

· Negocierea Contractelor de Prestări Servicii;

· Vânzarea/închirierea de imobile în București și Ilfov;

· Follow-up în permanență cu privire la clienții companiei;

· Participarea la întâlniri, evenimente de profil, etc.;

· Pregătirea și prezentarea de oferte, analize de piață, contracte etc.;

· Informarea constantă a clienților și identificarea necesităților acestora;

· Acordă consultanţă clienţilor privind condiţiile pieţei, preţuri, aspecte legate de actul de vânzare-cumpărare;

Head of Property Management

Profilul business pentru rolul de Head of Property Management :

Candidatul ideal are experiență în domeniu de cel puțin 5 ani. Acesta este un rol cheie pentru companie, prin urmare noul coleg trebuie atât să administreze portofoliul existent al clienților, cât și să-l extindă. Valorile canditatului trebuie să coincidă cu cele ale CONADI: respect, încredere și capacitatea de a încheia parteneriate transparente atât cu personalul, cât și cu clienții.

Noul coleg va avea rolul de a:

  • Administra și extinde atât portofoliile clienților, cât și pe cele are proprietăților;
  • Coordona echipa și a se asigura că toate obiectivele sunt atinse;
  • Identifica posibilele oportunități de business;

Head of Property Management

Business profile for the Head of Property Management:
The ideal candidate has been around in the industry for at least 5 years. The role will be a key part of the company, therefore the new colleague will manage the existent portfolio of the clients & properties and also grow it, by generating more business. Their values align with this line of business, they pride themselves on respect, trust and they are also able to create a transparent partnership with both staff and clients.

 

As a Head of Property Management, the role will involve:

  • Manage and grow the clients & properties portfolio;
  • Manage the team and ensure objectives are set and met;
  • Identify possible business opportunities;
  • Analyse trends to identify opportunities to develop cost reduction strategies across all activities, whilst managing risk with a particular focus on energy & utilities, waste, and other areas of sustainability regarding the company profile & strategy;
  • Arrange and attend Property inspections, providing feedback to Landlords;
  • Prepare the property management contracts Set up framework agreements with suppliers;
  • Prepare and monitor the yearly department budget;
  • Prepare and monitor (with the property manager) the service charges budget for each project.

 

To be considered for the Head of Property Management role you must have the following essential skills:

  • Measurable experience in growing business through new sales, innovation and organic growth opportunities consistently over at least 5 years;
  • Technical expertise across all areas of service delivery, with demonstrable records of implementing and driving Key Performance Indicators;
  • Have an institutional mindset -> budget and paperwork need to be in order at any time;
